Sales History

One thing you can actually do on your own is research the sales history of the home since it can tell you if something is wrong with the property. Has the price of the home actually gone down with each sale? This means that something may be wrong with the home and that the seller wants to get out. If the home was recently purchased, it's possible that you are dealing with a flip with someone doing quick repairs and improvements to get it ready to sell at a higher price. 

HVAC Sizing

It is possible for an HVAC system to be too big or too small. This can easily happen if the home is a flip, and the contractors do not know what they are doing when installing a new HVAC system. If the HVAC system is too big, you can have a lot of condensation in the ductwork that can lead to mold growth. If it's too small, then your HVAC system will work too hard to cool or heat your home and potentially cause your energy bills to be high.

Basement Water Intrusion 

Look for signs that the basement has had water in it at some point. If there was standing water at some point, you may see lines along the bottom of the basement walls where you have efflorescence damage. This could be a red flag that the home doesn't have a sump pump since enough water got into the basement at some point that it was problematic.

Roof Condition

It can be hard to take a look at the roof from the ground, but you want to make sure that it doesn't have any obvious problems. Do you see shingles that are loose and flapping around, or even missing shingles? Does it look like the shingles are bare and missing granules? Does the flashing look like it is rusting? These are all indications that you have a problem with the roof that could require repair.
